The thing is the golfers are 10 times drunker than we are. its on the 15th hole so they are trashed by the time they make it around

The fact you do cabinetry is good too. Best dollars spent on upgrades are to the kitchen.

Back in the days when you had to reinvest any profits or pay taxes on them, I bought a house where I needed to spend an extra $25k or pay the government.

I spent about 15k on custom made cabinets. They were European style with the cabinet doors flush with the facings. All book-matched cherry. A honey glaze on the doors and a slightly darker stain on the facings. Double ovens and six burner island, pro-style all stainless steel. The island top was all maple cutting board. Subzero builtin fridge with a front to match the cabs.

A year later I took a new job and had to move and still managed to make $20k profit. Third person to view the house was a restaurant owner and made an over-asking price offer on the spot.

I still miss that kitchen. I love to cook and my wife and I had designed every little detail (both sides of her family are restaurant owners).
I've been managing/mantainig 12 rental houses for a long time now.I'm not aware of any tax breaks here.In fact my taxes are higher than they ever been but I'm making less money.I'm happy to give my share how else are we gonna fight all these endless wars over things I didn't even know about..

I could do a helluva kitchen with 15 grand.
I'm a carpenter first and a cabinetmaker second.Anyone can slap some boxes together and spray some finish on em.It takes studs to build houses though. 8)

Great time to buy.

Now we have the unusual synergy of low rates and low prices.

Loans are tough to get, but you did it.

Great tax advantage since your interest and taxes sre deductible.

When I was in college a friend of mine had to move because his apartment complex was being torn down for condos. So the last night there he threw a party. Tequila was involved. There was some guy we later named "stud finder" because he would smash his head into the wall, and it was always between studs.

It was fun trashing that place. I promise not to invite that guy. Unless you're planning to redo the drywall.
